What, where and when on Singel 326-328, Amsterdam.

APARTMENT 1

HEATING: The heating unit needs to be cleaned professionally once a year, preferably in early fall, say September. The firm to contact is Willms, tel. no. 020 6942204. Normally I try to arrange to have them come out once a year and clean all the units in the building simultaneously. I'll be in touch about this.

The water pressure in the heater should be maintained at approx. 1 1/2 to 2 atmospheres. Hook the hose up to the heater, open the faucet, then open the inlet. When the pressure is right, close the inlet, then turn of the faucet!!

The air generating in the boiler should be released regularly (once a month). You need a little key; the vent is on top of the boiler.

The air generating in the radiators should be released regularly, same key as the boiler. The thermostat knobs on the radiators provide for a constant temperature. The setting 2 1/4 gives you a temperature of approx. 70 F (21 C). Leave the one in the toilet of Singel 326 open at all times.

FIREPLACE:
The fireplace in the living room works but to minimise smoke coming into the room or the risk of damaging the floor and/or Oriental rug, use prefabricated 2 or 3 hour fire logs. Make sure you open the shutter in the fireplace before starting a fire, and establish a draft by holding a rolled up burning newspaper in the chimney.

!!! DO NOT RUN THE WASHER AND DRYER AT THE SAME TIME !!!
!!! YOU WILL BLOW THE FUSE !!!

WASHING MACHINE:
At the front of the machine, at the bottom, there is a lint filter. It catches buttons etc. In order to check it, take a garbage bag, put it on the floor like a drip-pan and open the filter only when there is no water in the machine.

DRYER:
There is a lint-filter in the door of the dryer, clean it often!! There is a condens element at the front of the dryer at the bottom. This element should be taken out and rinsed clean after using the dryer 15 or 20 times.

!!! DO NOT RUN THE WASHER AND DRYER AT THE SAME TIME !!!
!!! YOU WILL BLOW THE FUSE !!!

DISHWASHER:
In order for the machine to work properly, the salt (for water softening) in the bottom of the machine on the inside and rinse gloss in the door should be refilled regularly. Salt is full when the green indicator floats up (approx. 2 kilo's), gloss is full when the indicator glass is black.

KITCHEN HOOD:
The filters in the hood can be removed and can be cleaned in the dishwasher.

OVEN:
Do not use the oven with the door open or slightly open. This is to protect the electronics and the counter top.

DRAINS:
When a toilet is not going to be used for a while, flush it and cover it with plastic wrap, in order to make sure that the drain stays scent- and gas-free.

CLEANING OF JOINT STAIRS AND HALLWAY:
The cleaning of the joint stairs and hallway is a joint responsibility of all tenants. Please contribute by vacuuming a section and keeping it clean.

GAS AND WATER VALVES:
These are located in the kitchen in the cabinet next to the window. You can feel the valves through the hole in the back of the cabinet. Water valves for cold water for the bathroom in the back are located in the basement of Singel 328, in the basement of Hotel Ambassade (020- 6262333)

ELECTRICAL MAIN SWITCHES:
These are located in the kitchen in the tall cabinet next to the steps.

DIMMER SWITCHES AND FUSES:
Behind the circular knob of the dimmer switches there is a fuse. In order to replace, pull the fuse drawer out carefully and replace with a fuse of equal size. These can be obtained at Aurora, a store on the Vijzelstraat at the end of the flower market.

INSURANCE:
The items on the inventory list as signed when you arrived are insured by me. The building is insured against fire etc. You will need to insure the things you bring into the apartment and should have liability insurance.

GARBAGE:
Garbage gets picked up on MONDAY and THURSDAY IN THE MORNING. It should be placed at the curb preferably early morning, at least no earlier then after sundown the previous evening. DO NOT STORE GARBAGE IN THE BASEMENT OR IN THE JOINT STAIRS OR HALLWAY.

WINDOW WASHING: (exterior only)
The windows on the front of the building get washed once every other month. The windows in the back every fourth month. The contribution per tenant is on a pro-rata basis and will be invoiced to you once or twice a year.

TELEPHONE:
The wiring for a standard telephone hook-up is already in place. The main cable enters Singel 328 !!! Not 326!!! Make sure your provider understands that (mostly KPN). If you plan on having a standard telephone line in your apartment (incl. ADSL) make sure the provider contacts the landlord in order to gain access to the Singel 328 basement.
